I am receiving rent in excess of Rs.20 lakhs per year. But one of the tenant is paying a rent of Rs.40000 per month and he has not registered under GST as his turnover is less than Rs.20 lakhs per year.

However, he is paying the rent along with GST @18% each month to me. 

Now, how to pay GST on this rent as the tenant is not registered under GST.

If you are receiving rent in excess of 20 lakhs in a year, then you have to get registered under GST.

Land owner needs to be registered under GST and collect GST on rent receipts and pay to government.
